HOW IT WORKS...

Our Lease with a Right to Purchase Program (the “RTP Program”) allows you to find a home that you want to rent, but which you may also like to buy at any time within the next three years.

The lease and purchase price are both predetermined at the beginning of your agreement.  No surprises! Try it before you buy it!  

Find a Home

Criteria for your search:

  1. Available on the MLS (Houston, Dallas, Austin, San Antonio)

  2. Listed between $100,000 and $450,000 

  3. Located on a lot no more than three acres with a minimum of two bedrooms;

  4. A single family home

  5. A traditional sale. 

  6. Free from material deficiencies;

  7. No guest houses/ in-law suits with separate entrances;

Get Approved

Application Criteria: 

 

  1. $50,000+ annual household income, 550+ minimum credit score

  2. 6 months of stable employment (offer letter for relocation)

  3. Requires 2 months’ rent as Security Deposit, a $75 Application fee

  4. No unpaid IRS tax liens, but a discharged Ch. 7 or Ch. 13 bankruptcy are okay (case by case)

  5. Good debt to income ratios, up to 45%  

Home Purchased

Home purchase:

  1. Pick your home in the desired neighborhood.

  2. Our private equity investor purchases the home.

  3. The home is inspected and all necessary repairs are completed prior to your move in.

Lease with Option

Moving in:

  1. You are the tenant, of our private equity investor. You have entered into a minimum one year lease. They will collect your monthly rent and perform any necessary repairs. 

  2. You may lease the home at its predetermined rate for as long as you would like.  

  3. You may also exercise your right to purchase the home at any time during the first 3 years of your lease agreement.

  4. The purchase price is predetermined at the beginning of your lease.
